The Tengah Town Master Plan: Key Milestones
2026 (Now): First HDB BTO blocks in Tengah are occupied. EC launches including Tengah Garden Walk are added to the pipeline. JRL construction ongoing. Town is in early establishment phase.
2027: Jurong Region Line (JRL) opens, connecting Tengah to Jurong East interchange. Transit accessibility transforms the commute profile of the town. First commercial amenities in Tengah Drive neighbourhood begin operating.
2028–2029: Tengah Town Centre begins phased opening. Hawker centre, neighbourhood retail, polyclinic, and community club all at various stages of development or soft opening. Tengah Garden Walk EC reaches TOP.
2030: Town centre fully operational. Primary schools built and accepting registrations. Tengah Park (a major recreational anchor) open. The population milestone for full town-level amenity activation is expected around this period.
2033–2035: Tengah town reaches mature estate functionality. Full range of F&B, retail, healthcare, and community services available. EC MOP ends for 2026 launch buyers — resale market opens.
The Tengah Car-Free Town Centre: Singapore First
Tengah’s most ambitious feature is its car-free civic corridor — 5km of pedestrian and cyclist infrastructure at the heart of the town. This isn’t a small pedestrian mall. It’s a full-scale re-imagining of how a Singapore town centre functions.
Singapore has nothing else like it. When built, it will be a genuine quality-of-life differentiator that attracts premium buyers and tenants to the area.
Tengah Park: The Green Centrepiece
Tengah Park is planned as a 100-hectare recreational anchor for the town — accessible to all residents. Jogging trails, cycling paths, nature play areas, and event spaces. This is the Bishan-Ang Mo Kio Park of the west — a major lifestyle amenity that consistently elevates nearby property values.
Schools Coming to Tengah
MOE is coordinating the establishment of schools in Tengah as the resident population grows. New primary schools in the town are expected to serve the growing young family demographic. Parents buying now will likely see their children attend a new Tengah school in the early 2030s.
What This Means for EC Values
Property values in master-planned Singapore towns follow a consistent pattern: peak appreciation occurs as the town transitions from “incomplete” to “complete.” Buyers who enter during the incomplete phase capture the full appreciation arc.
Tengah Garden Walk EC buyers in April 2026 are positioned at the start of that arc.
