April 11 will be one of the biggest EC launches in Tengah Town’s history — the first of its kind in a brand-new estate. Based on comparable launches, here’s what to expect.

– First EC in Tengah Town (no previous EC supply to absorb demand)
– Only 620 units serving a large potential buyer catchment (Tengah, Bukit Batok, Jurong, Clementi residents)

7:00–8:00am: Early buyers arrive to form queue even before official opening. Not necessary — queue number ballot randomises order — but some buyers do it anyway.

9:00–10:00am: Sales gallery opens. Registration begins. Buyers submit e-application number, IPA documents, and receive ballot number.

10:00–11:00am: First-timer ballot numbers drawn and announced. Queue order established.

1-bedroom units: Likely sold within first 30–60 minutes.

4-bedroom Premium Yard: Likely highly contested throughout day.

2:00–4:00pm: Second-timer ballot conducted. Remaining inventory allocated.

End of day: Developer announces sell percentage.

What Happens to Unsold Units?

Units not sold on launch day are typically released for direct purchase (no ballot) in the days and weeks following launch. You can walk in and choose from available inventory at fixed prices.
