Serene and her husband had been tracking EC launches for two years. They’d missed Altura. Now Tengah Garden Walk EC was their shot. “Is it better than what we could have gotten at Altura?” she asked. Let’s compare.

Location: New Town vs Established Estate
Bukit Batok is a mature, established estate with decades of infrastructure. Schools, clinics, hawker centres, and a full commercial landscape are already in place. Altura buyers move into a functioning neighbourhood at TOP.
Tengah is different. It’s Singapore’s newest planned town — a blank canvas being built from scratch with the eco-town concept. At TOP in 2029, amenities will be further developed compared to Tengah’s state today, but it won’t yet match the density of a mature estate.
The trade-off: Tengah buyers get in at the ground floor of a master-planned town that could look dramatically different — and more valuable — in 10–15 years.
MRT Access: JRL vs NS Line
Altura is within walking distance of Bukit Batok MRT on the North-South (NS) Line — one of Singapore’s most established and well-served lines. Connectivity is excellent now.
Tengah Garden Walk EC is positioned near Tengah Plantation MRT station on the Jurong Region Line (JRL). The JRL is operational from 2027, putting it online before Tengah Garden Walk’s TOP. By the time you collect your keys, the MRT will already be running.
The JRL connects Tengah to Jurong East interchange — giving access to the East-West Line and the upcoming High Speed Rail terminus. Long-term, Tengah’s connectivity story is strong.
Price and Value Comparison
Altura launched in August 2023 at around $1,350 psf. Tengah Garden Walk is pricing at approximately $1,350–$1,500 psf at April 2026 launch — slightly higher, reflecting Singapore-wide new launch price appreciation since 2023.
On absolute quantum, a 3-bedroom at Altura cleared at approximately $1.26M–$1.45M. Tengah Garden Walk 3-bedroom units are expected around $1.43M–$1.65M.
Altura buyers who locked in 2023 prices are already sitting on unrealised gains. Tengah buyers are paying slightly more — but they’re also buying into a newer town with longer-term appreciation potential.
Same Developer, Different Canvas
Both projects are by the Qingjian Realty and Santarli joint venture — the same team. That means similar build quality, design philosophy, and after-sales service. Buyers who trust Qingjian’s product quality won’t find a dramatic difference between the two.
Which Is the Better Buy?
If you prioritised moving into a ready, established estate and securing a lower price psf: Altura was the right call — it’s now largely sold out.
For buyers entering the market in 2026: Tengah Garden Walk is the best available EC option in West Singapore. You’re paying a slight premium for a newer, greener, master-planned town with better long-term potential.
The comparison isn’t really Tengah vs Altura anymore. The question now is: do you want to own an EC in Tengah Town before prices move higher?
