Tengah Garden Walk EC (New Launch, April 2026):

Parc Canberra is in Sembawang, near Canberra MRT (NS12). It’s established, with Sembawang Shopping Centre and North Point City nearby.
Tengah Garden Walk is in Tengah Town — a brand-new HDB estate being built from scratch. The nearest MRT will be Tengah Plantation MRT (Jurong Region Line) when Phase 3 opens. That’s projected for 2028–2029.
For now, Tengah Town buyers are car-dependent or reliant on bus services to Bukit Batok or Jurong East. This is a genuine trade-off that buyers need to price in.

Tengah Garden Walk EC buyers who purchase at launch start a fresh 5-year MOP from TOP (estimated 2029–2030). They can sell as private condo from ~2034 onwards.
The “pioneer pricing” advantage: buyers at April 2026 launch pricing are getting in at what is likely the lowest price this project will ever trade at. If Tengah Town develops as planned, 2034 resale values could be significantly higher.
Facilities and Development Quality
Parc Canberra has 496 units across a site of ~18,000 sqm. Tengah Garden Walk EC has 620 units on a larger site with waterfront-themed landscaping.
